THIS 200 year old stone farmhouse is oozing with character and has been tastefully and sympathetically renovated by its owners.

It sits in five acres of pasture, woodland and fruit trees with beautiful views to the south over spectacular, undulating French countryside.

The property sits on top of a small hill just outside the sleepy little village of Ferrensac near the Dordogne and Lot-et-Garonne borders.

From the early part of the 18th until the begining of the 19th century the farm was the only one with a kiln and so it was the village bakery for almost 100 years.

The bread oven is well preserved to this day and a small pigeonnier was built above it that now houses the pool equipment.

The house itself is a very spacious 250m2 on three levels. The main entrance is into a large 50m2 lounge with a beautifully restored fireplace with woodburner.

To the right of the entrance is a downstairs toilet with wash hand basin. A door from the lounge leads to a bright, newly fitted kitchen of about 25m2. The fireplace in the kitchen also has a woodburner.

A spiral staircase from the lounge leads to the first floor bedrooms and bathroom.

The large bedrooms of around 25m2 are at opposite ends of the house with the bathroom of aproximately 16m2 between them.

Each bedroom has its own fireplace, stone walls, exposed beams and wooden floors.

The bathroom has a bath, shower, toilet, sink and airing cupboards.

Across the landing from the bathroom at the top of the stairs is a beautiful original oak door that leads to a small outside balcony overlooking the garden.

Another flight of stairs leads to the second floor and a further two bedrooms, a sitting or reading area and shower room.

The good sized bedrooms are about 16m2 with fantastic wooden king trusses made from poplar.

The shower room has been very recently fitted with shower, toilet and sink.

The swimming pool was recently installed and is 10m x 5m salt pool. Much better for the skin!

It should also be mentioned that the owners and their almost three year old daughter live on-site in the renovated barn about 20m from the farmhouse.

The farmhouse and owners' acommodation have separate entrances and parking.

The outside areas are completely separate and private.

Pets are welcome as long they get along with the owners' donkeys, sheep and cats. They have two of each.

In addition to the woodburners in the lounge and kitchen there are also electric radiators in all of the rooms.

The owners would prefer to rent the property unfurnished but it can also be rented fully furnished.
