THIS cute little village house is situated in a lovely quiet location and is southeast facing.
It is less than a minute’s walk to the village shop/bakery and post office, two minutes from the main village square and the church (it’s a tiny village).

A great experience in the summer is the weekly night market when locals and tourists gather in the town square for a bustling market full of local arts and crafts, clothes and regional produce.
Bergerac Dordogne airport is 30 minutes away.
Bordeaux and Toulouse international airports are 1.5 and 2 hours respectively.
The nearby surrounding areas are full of vineyards, orchards, chateau and typical historic French towns with daily markets and lots of things to see and do.
Alternatively, you may just prefer to watch the world go by from the many cafes and bars in surrounding villages.
THE house itself is mainly stone built which is rendered, the original part of the house has one metre thick walls and dates back several hundred years.
The lounge was added later although is not a recent addition.
The house has a tall terracotta tiled perigordine roof and a massive loft space.
There's a large garden of 1,000 square metres with plenty of room for a swimming pool, an old stone built well and off road parking for 2 or three cars.
At the front entrance of the house is a large raised patio which measures 3.5 x 8 metres.
Through the front door and you are in the kitchen/diner which is approx 3.5 x 4 m. This has a tiled terracotta floor and original pantry style cupboard.
Typical of French kitchens, it has an old porcelain sink and drainer unit, free standing furniture and cooker. There is plenty of room for a dining table and chairs.

The lounge has old oak floorboards and a wooden panelled ceiling, the walls are rustic and white washed with a feature wall of exposed stone. It has a grey marble fronted open fireplace with a tiled hearth and grate for burning logs.
This room is cosy in the winter and bright and airy in the daytime.
To the left of the kitchen is the bedroom, this is approx 3.5 x 3 metres. This also has terracotta tiled floor and a wood panelled ceiling, It has French style PVC window in a small bay, with wooden shutters to side road.
Off the bedroom is the bathroom, with a hand basin and shower. Next door to this is the macerator WC.
Adjoining the house are the outbuildings.
Firstly there is a small barn which is double storey which could accommodate further bedrooms/ bathroom or a self contained holiday home.
There is a staircase to the main house loft area in this barn.
Next to the barn is a small single story room and an old shed area with the original out side toilet.
These out buildings would make a lovely addition to the original house or could be kept as a separate unit for guests or letting.
