Description:

UNDER OFFER

THIS beautiful and newly renovated Dordogne property sits on the brow of a small hill with stunning views on three sides. There are a number of outbuildings on either side of the gated entrance that served as pig stys and hen houses in the days when it was a working farm.

The gravelled area just inside the gates and flanked by these outbuildings is large enough as parking for two cars and from there a path leads to the front door of the farmhouse.

The farmhouse is quite symmetrical. There are two rooms off each side of the central entrance hall. The entrance hall is six metres long and two metres wide.

To the left of the entrance is the kitchen (6m x 3.5m) with original terracotta floor tiles, new fitted kitchen units and fireplace.

To the right of the entrance hall is a bright, good-sized lounge (6m x 5m) with new double-glazed windows on the east and west sides of the room. The fireplace has been fitted with a new woodburner.

Further down the hallway to the left is a bedroom (used by the current owners as a study) of 4m x 2.5m and window facing west over some very nice countryside views.

On the opposite side of the hallway is a shower room (3m x 1.5m) with original wood floor and new shower unit, toilet and hand basin.

A stone stairs with wooden bannisters leads to the first floor and a further two bedrooms and family bathroom.

To the right of the landing (4m x 3m) at the top of the stairs is the second guest bedroom (5m x 3.5m) with sea grass floor covering, exposed beams, stone walls and a small window with views to the west.

The landing area itself has proved useful on several occasions as overflow accomodation for guests but could equally serve as a study.

Opposite is the master bedroom (6m x 5.5m), again with sea grass floor covering and exposed beams, stone walls and a very creative dressing.

The spacious bathroom (5.5m x 2.5m) has a mosaic tiled floor and bath. There is also a toilet an wash hand basin.

Outside is the perfectly positoned salt water pool (8m x 4m) with sun and beautiful views all day long. The pool was newly installed in December  2008 and saw it's first season's use this year. There is a ten year guarantee on the pool liner.

Numerous, mature shade and fruit trees dot the 2,390 sq. mtrs of garden.

Below the house is a wine cellar used also to house the central heating oil tank and useful for storage of garden and pool equipment.

All the windows in the house are double-glazed.

The house is finished to a very high standard and beatufilly presented with no work at all to do.
